- Listen to you to fully understand your situation, timing, and concerns.
- Thoroughly explain the home sale process and answer any questions.
- Inspect your home and provide a written Comparative Market Analysis (CMA) based on extensive market research.
- Suggest possible improvements to your home that might enhance your home's value and lead to a faster sale at maximum value.
- Provide a suggested list price range, most likely sale price range, estimate of all closing costs, and net equity.
- Help seller fill out and understand all documentation required for listing the property.
- Provide seller a written marketing plan.
- List the home in the MLS with multiple photos and/or virtual tour and other available marketing methods.
- Verify that property is listed correctly on all appropriate consumer real estate websites.
- Create color four-page property brochure by our in-house marketing department.
- Expose the property through extensive marketing, advertising, and personalized promotion by agent.
- If appropriate and permissible, post signage for the property (fence sign, yard sign, etc…).
- At seller's option, conduct open houses for co-operating Realtors and the public.
- Cover property showings in person for interested buyers and their agents.
- Provide seller with feedback provided by agents showing seller's home.
- Keep seller abreast of changes in market affecting salability of seller's home. A weekly listing status report will be e-mailed that will contain updates for showings, feedback, market activity (new, closed, pending listings), and more.
- Present, explain, and negotiate on seller's behalf all offers received.
- Once a contract is finalized, provide executed copies to seller, all REALTORS®, attorneys, and other appropriate service providers.
- Follow through on all contingencies and deadlines keeping seller aware any pertinent developments.
- Coordinating the closing with seller, lender (if any), and respective attorney.
- Attend closing.
